Over the past several months, I have watched
The Ritz-Carlton Residences at Hammock Dunes progress through a quieter stage of development, in which reservations have largely been made through existing relationships, private conversations, and early project awareness rather than through broad public exposure.
That phase is about to change.
With the opening of the sales gallery expected soon, the project will enter a more visible stage of development. In luxury real estate, that transition often changes how buyers engage with pricing, availability, and remaining inventory.
The Earliest Phase of a Development Is Often the Quietest
Before a luxury development gains wider public exposure, there is often a quieter phase in which buyer activity and market awareness expand more slowly.
In my experience, this quieter period can create a very different buying environment from what exists later in the development cycle. Selection is often broader, pricing structures are still evolving, and buyers have greater flexibility when evaluating positioning within the building.
Once a sales gallery opens and public visibility increases, that dynamic often changes quickly.
Sales Galleries Tend to Mark a Turning Point
In luxury real estate, a sales gallery is more than a presentation space. It often marks the point at which a development becomes more tangible to the broader market.
Buyers can experience materials, scale, finishes, layouts, and the project's overall vision more immersively. At the same time, marketing exposure expands, buyer traffic increases, and awareness of the development begins accelerating beyond the
earliest reservation phase.
As momentum builds, developments often shift into a different pricing and inventory environment than existed during the project's quieter introduction.
How Pricing Often Evolves During Development
Luxury developments rarely remain static from pricing and positioning standpoints. As projects progress through milestones such as gallery openings,
pre-construction process, permitting, and broader public exposure, pricing structures often evolve in response to buyer demand and market visibility.
That progression is not unique to this development. It is a pattern seen repeatedly throughout luxury pre-construction real estate.
At The Ritz-Carlton Residences at Hammock Dunes, the current phase still offers buyers a chance to evaluate the project before it reaches its most public stage of presentation.
Why Selection Changes Early in the Process
One of the advantages of earlier phases is flexibility. As reservations accumulate, the range of available layouts, elevations, and positions within the building naturally narrows.
For many luxury buyers, that flexibility matters just as much as pricing itself. View orientation, floor level, terrace positioning, and proximity within the building can all influence long-term satisfaction with a residence.
During the earliest stages of a development, buyers generally have access to the broadest range of layouts and positions within the building before availability becomes more limited.
The Value of a Non-Binding Reservation Structure
Another aspect that makes this phase unique is the current
reservation structure itself.
At this stage, buyers can position themselves within the development and secure pricing and a residence selection while maintaining flexibility before contract execution. For many buyers, this creates an opportunity to evaluate the project thoughtfully while still participating early in the development cycle.
As developments move further into construction and public presentation, those structures often evolve alongside the project itself.
A Transition Into the Next Phase of Development
As the sales gallery opens, The Ritz-Carlton Residences at Hammock Dunes is moving beyond its early introduction and into a more public stage of development.
From my perspective, this is one of the more important transition points in luxury pre-construction. Visibility increases, buyer activity accelerates, and the market begins to respond to the project differently than it did in its earliest stages.
For buyers evaluating the development today, that timing remains significant.
