The penthouse floor plans for The Ritz-Carlton Residences, Hammock Dunes, have now been released by the developers, bringing into focus the most elevated residences within the project. With their scale, rooftop terraces, and architectural positioning atop each tower, these homes establish a new benchmark for oceanfront condominium living in Northeast Florida, where comparable offerings at this level do not currently exist.
Each of the two 12-story buildings will include four penthouses at the top level, built around two distinct configurations. The corner residences extend beyond a single floor of living, incorporating private rooftop terraces accessed directly from within the home, introducing a second level of outdoor space uncommon in the regional high-rise market.
Corner Rooftop Penthouses: Residences 01 and 04
Penthouses 01 and 04 occupy the corner positions in each tower and mirror one another in layout. These are the only two-level residences in the building.
Each encompasses approximately 5,050 square feet of interior living space, complemented by roughly 2,391 square feet of exterior terraces, for a total of approximately 7,441 square feet. The primary level is devoted to the main living areas and bedroom suites, while the upper level opens to a private rooftop terrace complete with a half bath and ancillary space.
The rooftop terrace extends the residence beyond a single floor of living space, offering a private outdoor setting elevated above the shoreline. In an oceanfront penthouse, elevation carries meaning, and these corner residences are the only homes in the development designed to provide it in this manner.

Center Penthouses: Residences 02 and 03
Penthouses 02 and 03 share a mirrored single-level layout centered between the corner penthouses on each tower’s twelfth floor. The residences include approximately 3,800 square feet of interior living space and 455 square feet of exterior terrace, totaling 4,255 square feet. The five-bedroom, five-and-one-half-bathroom program and dedicated family room remain consistent with the larger corner residences.
Private elevator entry is standard, and the floor plan provides clear separation between gathering areas and bedroom suites, supporting both full-time residence and extended family stays.

The dimensions stated for any depicted unit floor plan are approximate, as there are multiple recognized methods for calculating square footage. The square footage stated herein is calculated from the exterior boundaries of the exterior walls to the centerline of interior demising walls, without deductions for cutouts, curves, or architectural features. This method results in dimensions greater than those produced by other commonly accepted calculation methods.
